In the coming years, 50 new shopping and entertainment centers may appear in Kyiv. In particular, in 2024-25, a number of facilities with a total leased area of more than 250,000 square meters are planned to be put into operation in addition to the existing shopping centers with an area of 2.5 million square meters.

"In Kyiv alone, there are about 50 announced projects that may appear in the near future. Many of them are at a high stage of readiness: Ocean Mall, Lukiyanivka Shopping Center, Children's World are almost ready. There are also projects whose implementation has been suspended. In addition , quite large commercial premises with an area of 5-15 thousand square meters have been announced as part of almost every residential complex," the expert emphasized.
The analyst believes that the appearance of new shopping areas will increase the competition for buyers, especially under the conditions of a decrease in the number of shopping malls. According to the consulting company, taking into account the current level of income of the population, solvent demand is able to ensure the successful functioning of 2,313,033 square meters. m of retail space, while as of January 2024, 2,457,010 sq. m. m in operating facilities.
The commissioning of the declared projects will bring a surplus of retail space and a gradual redistribution of consumer flows between objects, an increase in vacancy and a downward correction of rental rates. At the current level of income and expenditure of the population, the vacancy rate may reach 17% by the end of 2024.
With this in mind, the developers have already started the complex modernization of the existing shopping malls ("Caravan", TSUM, "Metrograd", "Metropolis", "Kvadrat Lukyanivka", Cosmo Multimall, Gorodok Gallery, "Magellan", "Globus", "Marmelad" , Dream Town, Silver Breeze, InSilver), and many owners have planned large-scale changes in the near future.
What malls will appear in the regions of Ukraine
At the regional level, development activity is gradually shifting to the "quiet" west of the country, but large projects are also being announced in large cities of the central, eastern, and southern regions.
In particular, approximately 20% of new retail spaces have been announced in Odesa, several large projects and about 10 small shopping malls with an area of up to 4,000 square meters are under construction in Dnipro. m. In Khmelnytskyi, the opening of the "TEMP" shopping center (14.6 thousand square meters), Sport City shopping center (50 thousand square meters), 2-3 stages of the Urban Street shopping center (18 thousand square meters) has been announced for 2024 ).
