In which real estate abroad do Ukrainians invest

If at the beginning of the invasion Ukrainians bought housing mainly in neighboring European countries, then from 2024 the trend has changed somewhat.
More than 700 billion hryvnias are kept in the accounts of Ukrainians, and there is still approximately 450 billion hryvnias of so-called "under-the-mattress" money. The head of the National Bank of Ukraine, Andriy Pishnyi, told about this at one of the last conferences.
At the beginning of the full-scale invasion, Ukrainian savings actively began to migrate abroad - to real estate. Since European countries are territorially closer and easier to understand, the most investments fell on them: Poland, the Czech Republic, Austria, Germany, Spain.

Since the beginning of 2024, a new trend has been observed: the Middle East and Asian countries such as Indonesia, as well as Turkey. First of all, investors see investing in other countries as an opportunity to diversify their portfolio. Because it allows you to reduce the overall risk, because falls in one market can be offset by increases in another. In addition, investing in European real estate does not bring large profits, because the annual yield does not exceed 7%.
In Indonesia, the UAE and Turkey, the yield is on average higher - from 8 to 15%. That is why investors from more than 100 countries of the world send money here.

You can also invest money abroad in Ukrainian projects. For example, Kharkiv developers "Zhytlobud-2" and "Teus Group" together with a Turkish developer launched the DESIRE project at the end of last year. This is a premium residential complex with residences and a hotel part, located in one of the youngest districts of Antalya, Turkey.
The world-famous and one of the world's largest hotel chains Best Western will manage the real estate, and therefore the rental, which ensures high profitability of the project and completely passive investments.
